Impact vs. non-impact windows in Central Florida: what should you choose?
Compare storm protection, energy ratings and installation scope, then learn what to verify for your Central Florida home before choosing replacement windows.

Choose replacement windows in two stages: first confirm the protection and product requirements for your address, then compare suitable options for comfort, appearance and budget. Impact resistance, wind-pressure performance and energy efficiency answer different questions. The word “impact” does not settle all three.
For a homeowner in Lake Mary, Sanford, Longwood or the Orlando area, the useful question is not simply whether Florida homes need impact windows. It is which complete window system suits your particular openings, and what protection those openings need. Here is how to have that conversation before placing an order.
What is the difference between impact and non-impact windows?
An impact-rated window is a tested assembly designed to resist specified debris impacts and pressure cycling. Impact glass commonly uses a bonded interlayer that helps hold broken glass together. The frame, sash, glass and installation all matter; laminated glass alone is not proof that a complete window has the required impact approval.
A non-impact window does not provide that same debris-impact rating. It can still have documented wind-pressure and energy performance. Wind-pressure performance concerns wind pushing or pulling on the assembly; it does not by itself establish debris-impact resistance. When opening protection is required, an approved shutter or other protection system may be an option, subject to the requirements for the project. An insect screen is not storm protection.

Impact-rated does not mean unbreakable or hurricane-proof. Glass can crack during an impact, and no window makes an entire home immune to storm damage.
How do you check what your home needs?
Ask your installer to identify the building department responsible for your property and confirm the current requirements for the proposed work. A mailing address, a neighbor’s recent installation or distance from the beach is not enough to select a product. Describe existing shutters, the openings being replaced and any planned change in size.
For a concrete local example, Lake Mary’s published Product Approval Form asks for the manufacturer, model or series, and approval information. It also calls for manufacturer installation details and a layout showing the replacement windows or doors, their sizes, locations and room uses. Those are useful documents to discuss with an estimator, even while your own jurisdiction confirms its process.
- Which building department handles this address, and what permits or approvals does this project need?
- What wind-pressure and opening-protection requirements apply to each replacement opening?
- What product approval and installation instructions cover the exact model, size and configuration being quoted?
- If separate shutters are part of the plan, are they suitable for the new openings and how will they be deployed?
- Do any bedroom escape-opening, association or historic-design requirements affect the selection?
Florida’s Product Approval database is a place to look up state-approved products. Ask for the relevant approval documents, rather than relying on a brochure’s general “Florida approved” description. The approval route and suitability of the installation should be confirmed for your project.
Will impact windows keep a sunny room cooler?
Check the energy ratings separately. Both impact and non-impact product lines can offer energy-efficient glass packages. For afternoon sun, compare Solar Heat Gain Coefficient (SHGC): a lower value admits less solar heat. U-factor describes heat transfer, with lower values indicating better insulation. Visible Transmittance (VT) describes daylight, with higher values admitting more light.
Ask for the National Fenestration Rating Council ratings for the actual window configuration in the quote. Compare the room’s shade, glare and view at the same time. Neither an impact label nor a Low-E description promises a particular temperature change or electricity-bill saving.
Compare the whole protection plan and installed price
If more than one approach is suitable, request written options for the same openings. Keep the window style, frame finish, energy performance and finish-work scope as consistent as possible so you can see what each choice changes. If an option depends on separate shutters, include that system and its installation in your budget.
Think about how you will manage the home before a storm. If you travel, live alone or cannot easily reach an opening, discuss how any removable protection would be installed in time. Also include sliding glass doors in the conversation so the plan accounts for the other large glazed openings you want to address.
Bring these details to your estimate
- A list of the windows and doors you want to replace, with photos taken from a safe position.
- Any existing product labels, shutter documents or previous installation records you have.
- Notes about afternoon heat, glare, operation and the appearance you want to keep.
- Your association’s exterior requirements, if applicable, and whether you are considering all openings or a phased project.
